New Riverside Circle Update
When I moved to Bluffton, the New Riverside Circle area seemed SO far from town. (It’s only a 15 minute country ride and my favorite way to get to town.) Well now the town is moving out! The 170/46 New Riverside Circle area is going to be the new “entrance” to Bluffton. I’m personally excited because it’s all walkable from my house! There are plans for all four “corners”. I know, a circle doesn’t have corners, but follow along…..
1 May River Crossing
This new shopping center, anchored by Publix is a welcome addition to the area, Currently the neighborhoods on New Riverside Drive have up to a 20 minute drive to a grocery store/pharmacy. The Publix opened on March 10th. Starbucks is under construction and expected to open in 90 days. A dental office and other unnamed stores/restaurants will follow. The master plans shows property owned by CVS – but no permits have been requested by the pharmacy chain, at this time.
2 New Riverside Village
New Riverside Village will be a live/work community with 100 townhomes built by Eastwood Homes, (scheduled to start in the next 6 months, restaurants, shops, a gas station/convenience store and probably (90% sure) a 2nd library. Residents of nearby The Landings community will have a gated entrance to the village. A small park (through a partnership with the Town OF Bluffton), walking trails and a playground will make this an outing destination. As for style… think “Moreland Village” in Palmetto Bluff.
3 ”Red Barn” Park
Red Barn Park will be a 40 acre passive park (meaning no ballfields) with walking trails around the entire park. The multi-million dollar capital project will take 3-5years to complete. The effort starts with water & sewer work, parking and walking trails in the next two years. The later effort includes a renovation/expansion of The Barn will be redone to serve as a rentable event venue. Other plans include an amphitheater. You know, the original barn was built as a ‘landmark’ by the Palmetto Bluff folks, who sold the land for the park to the Town of Bluffton in 2019. It will continue as a welcome to people coming the ‘back way’ from Savannah, which is only 20 minutes away!
4 Four Seasons at Carolina Oaks
Not to leave out the other “corner”…. Construction is well underway at Bluffton’s newest 55+ community Four Seasons at Carolina Oaks, built by K. Hovnanian, with the first residents scheduled to move in April 1st. The 559 home gated community, located across from the Parkers on 170, features 17 floorplans from 1324-3360 sq ft. Prices start in the low $300’s. Amenities include a zero entry pool, tennis, pickleball, clubhouse with café, fitness center and meeting rooms. The community will have a full time activity director.
Not shown on the map are the many nearby housing options. There are over a dozen close-by neighborhoods, both townhomes and single-family homes, just north of the circle and down New Riverside Road. Contact me to learn more.
